How much does renovation cost in Singapore in 2026?
Renovation prices in Singapore vary widely because no two homes start from the same place. These are the four factors that move your budget the most.
1. Size and type of your home
A 3-room HDB flat has less floor area, less wall area and fewer rooms than a 5-room flat or a condo, so almost every trade costs less. Landed homes sit at the top of the range because of their sheer size and structural complexity.
2. New unit or resale
Resale units usually need hacking, dismantling and making good before new works can begin. A resale renovation of the same scope typically costs 10 to 20 percent more than the equivalent BTO project.
3. Scope of works
Wet works are the big-ticket items. Bathrooms and kitchens involve hacking, waterproofing, tiling, plumbing and carpentry all at once, which is why a full renovation costs several times more than a cosmetic refresh of paint and flooring.
4. Materials and finish level
The same wardrobe can be built in laminate or in fluted, spray-painted panels with internal lighting. Countertops range from laminate to quartz to sintered stone. Finish level is the easiest lever to adjust if your estimate comes in above budget, and your designer can show you exactly where to save.
