Ambient lights, soothing music, aromas smells. Most aspiring homeowners are easily swayed by such distractions when viewing a condo showroom. And when it comes to noting the important things, most of us aren't trained to understand what's important. Thankfully, we've created this little #cheatsheet that will help you readers out there!
1. Preparations
Set a definite budget
A healthy estimate for a house budget is 5 to 7 times the combined annual income. However, make sure you do take into account other liabilities you currently have, and realistically try to not exceed 60% of your monthly income paying liabilities. While it may seem tempting to own a luxurious unit, know that the bill is a good 20+ years of commitment.
If you are a potential buyer, make sure you stop by your bank to receive a AIP (Approval in Principle) so you know your options when you are introduced to different payment schemes later on during the showroom.
Lastly, definitely check out the median prices in the area. Usually new condos cost ~10 to 15% higher than its older counterparts.
2. Things to watch out
Many new homeowners may not be familiar, but there are usually long queues to get into a showroom, even more so now that there are Covid-19 restrictions in-place, limiting the amount of people who can get a slot into the showroom. As such, do come prepared with water and food if you do not like to lose your queue. Additionally, some of the showrooms can be in quite deserted and inaccessible areas, which may make it difficult to find any food in the area.
When speaking to one of the sales agents, you may be introduced to a variety of payment schemes. These schemes can be quite complex, but don't be distracted. What you are looking out for the is a) Payment timeline, b) How much more you need to pay when compared to not taking up the scheme. (Interest rates over time). Once you have these fundamental numbers, compare them to the AIP you received from your bank to make a sound decision.
Speaking of sales agents, some of them have been in the trade long enough to be able to sweet talk or pressurize you to sign on the spot. It may be hard, but ignore the sweet talk and focus on the facts. If you can't focus, do take some time to walk away from the agent, saying you would like to see more of the apartment alone before coming to a decision.
3. How to view the showroom
Ignore the furniture
When in the showroom, do know that the condo does not come with all the glamorous furniture that you are seeing at the showroom. So do visualize where your own, or planned furniture will be.
Check specifics
Don't hesitate to use a measuring tape to check important dimensions such as feature wall length, in-built wardrobe height, etc.
Ignore mirrors
Mirrors are used commonly in showrooms to make the rooms look bigger. Be sure to ignore the mirrors to have a more accurate gauge of the room size.
Test fittings & fixtures
It never harms to poke or push fittings or fixtures to understand the quality of the fixtures. In fact, many marble fittings can be disguised with cheaper materials such as plastic or acrylic
Lookout for internal walls
Sometimes, internal walls are erected during a showroom to achieve certain effects. These walls do not come with your condo. Be sure to look out for labels or ask the agent about it.
Lighting
Some showrooms install additional lightings specifically for the showroom to create a cosy ambience. However, these may not come with the unit.
Take note of labels
Similar to lightings, some furniture and fixings do not come with the unit. Do talk to the sales agent on what does and does not.
Floor plan
Do take home a copy of the floor plan, incase you need it when highlighting a specific part to the sales agent.
