How to Choose a Reliable Renovation Firm in Singapore

The firm you choose matters more than any tile, laminate or paint colour you will ever pick. The right one makes a renovation feel organised and calm. The wrong one turns it into months of chasing, disputes and compromises.
Check four things before you sign: CaseTrust accreditation and HDB licensing, reviews that describe the process rather than just the outcome, a fully itemised quotation, and one named person who will manage your project from start to finish.
1. Check accreditation first
In Singapore, three credentials do the heavy lifting:
- CaseTrust accreditation: your deposit is protected, contracts follow a standard, and there is a proper dispute process.
- HDB Licensed Renovation Contractor: mandatory for any works in an HDB flat.
- bizSafe certification: the firm takes workplace safety seriously, which also protects you as the homeowner.
A firm that has invested in these has something to lose by cutting corners. That changes behaviour.
2. Read reviews the right way
Star ratings alone tell you little. Look for recent reviews that describe the process: how the firm communicated, how it handled problems, whether the final result matched the 3D drawings. Check both Google and Qanvast, and see how the firm responds to critical reviews. Our own Qanvast profile and Google reviews are public, and we encourage you to read them closely.
3. Insist on an itemised quotation
A proper quotation lists every scope line by line: demolition, masonry, plumbing, carpentry by the foot run, painting, glass works and haulage, each with its own price. Lump sums hide exclusions that return as variation orders. If you cannot see what you are paying for, you cannot compare firms and you cannot control costs.
4. Look at completed work, not just concept boards
Renders show intent; completed homes show execution. Ask to see recent projects similar to yours in size and style, and check whether the built result matches the drawings. Browse our completed projects to see what that looks like across HDB, condo and landed homes.
5. Ask who actually manages your project
Some firms hand you from a salesperson to a designer to a coordinator you have never met. Ask directly: who is my single point of contact, and will the person who designs my home also see it through to handover? One accountable person is the difference between a managed renovation and a relay race.
Red flags to walk away from
- Pressure to sign on the first meeting to lock in a discount
- A quote dramatically lower than every other firm's
- No physical office or showroom you can visit
- Vague answers about who supervises the site
- Requests for a large payment before any work starts
If you are still weighing your options, our comparison of direct contractors versus interior designers explains which setup suits which kind of project.

Why does CaseTrust accreditation matter for renovation firms?
CaseTrust-accredited renovation firms must protect your deposit, use a standard contract and follow a dispute resolution process. It is the closest thing Singapore has to a consumer safety net for renovations.
How many renovation quotes should I get?
Two or three itemised quotations are enough to understand fair pricing. More than that usually adds confusion, because quotes with different inclusions are hard to compare meaningfully.
Is a big deposit normal when signing with a renovation firm?
Reputable firms typically collect in stages tied to work milestones. Be cautious of any firm asking for most of the contract value upfront before works begin.
Should I choose the firm with the lowest quote?
Not on price alone. Check what the quote excludes, the firm's accreditation, reviews and portfolio. A lump-sum quote that looks cheap often grows through variation orders later.
