Collecting the keys to a new BTO is exciting, and then the questions start. How much should you actually set aside to renovate it? After renovating hundreds of new flats across Singapore, we can tell you the honest answer: most BTO renovations land somewhere between $25,000 and $60,000, and the biggest reason for the spread is carpentry, not tiles or paint.

Here is how the numbers tend to break down in 2026, and where your money really goes.

Where the money actually goes

  • Electrical and lighting (about 8 to 12%) — additional power points, lighting layout, data points.
  • Painting (about 5 to 8%) — full-unit painting in your chosen colours.
  • Plumbing, glass, light hacking and miscellaneous — the remainder, including hauling, protection and post-renovation cleaning.

What is usually not included

Homeowners are often caught out by these, so budget for them separately:

  • Loose furniture, mattresses and soft furnishings
  • Major appliances (fridge, washer, oven, hob and hood, if not in your package)
  • Curtains, blinds and lighting fixtures
  • Air-conditioning, if not bundled

How to renovate a BTO without overspending

  1. Prioritise carpentry by daily use. Spend on the kitchen and the wardrobes you open every day; hold back on decorative carpentry you can add later.
